What Is a Property Sale Termite Inspection?

A property sale termite inspection (also called a WDI report or Wood-Destroying Insect report) is a formal inspection of a property for evidence of termites and other wood-destroying insects, required by most mortgage lenders before closing on a home purchase. In Oklahoma, this inspection must be performed by a licensed pest control professional and documented on an official NPMA-33 or ODAFF-approved form.

The inspection covers the entire accessible structure: foundation, crawlspace, basement, garage, attic, exterior perimeter, and all visible wood components. The inspector looks for active infestations, previous damage, previous treatment evidence, and conditions conducive to wood-destroying insect activity. The report classifies findings and may be required by the lender, real estate agent, or buyer before the transaction can proceed.

Alpha Pest Solutions provides fast, thorough termite inspections for real estate transactions throughout the Oklahoma City metro. We understand the timeline pressure of closing dates and typically schedule inspections within 24 to 48 hours of your call.

Signs You Need a Termite Inspection

  • You are buying a home and your lender requires a WDI report before closing
  • You are selling a home and the buyer’s lender requires a termite inspection
  • Your real estate agent has requested a termite clearance letter
  • You are refinancing and the lender requires an updated inspection
  • You have noticed mud tubes on foundation walls, in crawlspaces, or in the garage
  • You see winged insects swarming inside your home in spring (termite swarmers vs. flying ants)
  • You have discovered damaged or hollow-sounding wood in your home
  • You want a baseline inspection for your own peace of mind, separate from any real estate transaction

Our Process

  1. Schedule. Call us with your closing date and property address. We typically schedule within 24 to 48 hours. For urgent closings, same-day inspections may be available.
  2. Full property inspection. Our licensed inspector examines all accessible areas of the structure: foundation, crawlspace or basement, garage, attic access points, exterior perimeter, window and door frames, decks, porches, and any wood components in contact with or close to soil.
  3. Evidence identification. We look for active termites, mud tubes, termite shelter tubes, frass (drywood termite droppings), exit holes, damaged wood, previous treatment evidence (drill holes, soil treatment lines), and conducive conditions (wood-to-soil contact, moisture issues, grade problems).
  4. Documentation. We complete the official inspection form documenting all findings, the areas inspected, any areas that were not accessible (and why), and our conclusions.
  5. Report delivery. We provide the completed report to you, your real estate agent, and/or the lender as needed. Reports are typically delivered same day or next business day after inspection.
  6. Treatment recommendation (if needed). If active termites or damage are found, we provide a treatment proposal with scope and pricing. Treatment can often be scheduled immediately to keep your closing on track.

What the Inspection Covers

The termite inspection examines the property for four categories of wood-destroying insects common in Oklahoma:

Subterranean termites. The most common and destructive wood-destroying insect in Oklahoma. Eastern subterranean termites are present throughout the OKC metro and cause more property damage than any other pest. We look for mud tubes, damaged wood, swarmers, and soil conditions.

Drywood termites. Less common in Oklahoma than subterranean species but found in imported wood products and occasionally in attic framing. We look for frass (small, hexagonal droppings) and exit holes.

Carpenter ants. Wood-destroying insects that excavate galleries for nesting (they do not eat wood). We look for frass (coarse sawdust-like debris), damaged wood, and live ants.

Powderpost beetles. Wood-boring insects that reduce wood to fine powder. We look for small exit holes and powder accumulations.

The report also notes conditions conducive to infestation: wood-to-soil contact, moisture problems, improper grading, plumbing leaks, dense vegetation against the foundation, and evidence of previous treatment.

What the Inspection Does Not Cover

  • Areas that are not accessible (furniture against walls, stored items blocking inspection, finished walls without access panels, areas unsafe to enter)
  • Mold or moisture testing (separate service)
  • Structural engineering assessment (we note damage but do not certify structural integrity)
  • Pest control history (we note evidence of previous treatment but do not have treatment records)

All inaccessible areas are noted on the report. If inaccessible areas are a concern, we recommend clearing them before the inspection.

Treatment Options (If Termites Are Found)

If the inspection reveals active termites or damage, Alpha Pest Solutions can provide treatment to clear the property for closing:

Liquid barrier treatment. We apply termiticide to the soil around and under the foundation, creating a continuous chemical barrier that kills termites on contact and prevents future entry. This is the standard treatment for subterranean termites in Oklahoma.

Spot treatment. For localized infestations or specific areas of concern, targeted treatment applied directly to the affected area. Sometimes sufficient for small findings that need to be addressed before closing.

Full perimeter treatment. Comprehensive treatment of the entire foundation perimeter for properties with widespread evidence or significant conducive conditions.

Treatment reports and completion certificates are provided for the closing file.

What to Expect

Timeline. Most inspections take 45 minutes to 1.5 hours depending on property size, accessibility, and whether a crawlspace is present. Crawlspace inspections take longer due to access requirements.

Report delivery. Same day or next business day. We understand that closing timelines are tight and prioritize fast turnaround.

If no evidence is found. The report documents a clean inspection with no evidence of wood-destroying insect activity. This is the most common outcome. The report is valid for the date of inspection.

If evidence is found. The report documents the findings, their location, and severity. We provide a treatment proposal immediately so you can make decisions quickly. Treatment can often be completed before closing.

Cost. Termite inspection fees are straightforward. Call (405) 977-0678 for current pricing. The buyer, seller, or agent can request the inspection depending on the contract terms.

Is a Termite Inspection Required in Oklahoma?

Most VA, FHA, and USDA mortgage loans require a termite inspection before closing. Conventional loans may or may not require one depending on the lender and property condition. Even when not required by the lender, a termite inspection is strongly recommended for any property purchase in Oklahoma because subterranean termites are endemic to the entire OKC metro area.

Oklahoma’s warm, humid climate, red clay soil, and abundance of crawlspace-constructed homes create ideal conditions for termite activity. Termite damage is not covered by homeowner’s insurance. A pre-purchase inspection is the best way to identify problems before they become your financial responsibility.

Why Choose Alpha Pest Solutions?

Termite Inspections Throughout the OKC Metro

We perform property sale termite inspections across the entire Oklahoma City metropolitan area. Common findings vary by area:

Oklahoma City. Subterranean termites are found throughout the city. Older homes in Heritage Hills, Mesta Park, and Capitol Hill have higher incidence due to age and construction type. New construction in north OKC is also vulnerable due to soil disturbance during development.

Norman. Heavy termite pressure, especially in homes near the Canadian River and in older neighborhoods near OU campus. Crawlspace homes are particularly susceptible.

Edmond. Termite activity in both older established neighborhoods and newer development. Properties with landscape beds against the foundation and mulch contact are common findings.

Moore and Midwest City. Active termite area. Post-tornado rebuild properties should be inspected even if recently constructed, as soil disturbance can bring termite activity to the surface.

All metro cities. Bethany, Del City, Yukon, Mustang, Choctaw, Nichols Hills, The Village, Piedmont, Blanchard, Newcastle, and Warr Acres are all within the subterranean termite activity zone.

Frequently Asked Questions

How much does a termite inspection cost?

Termite inspection fees depend on property size and accessibility. Call (405) 977-0678 for current pricing. The fee covers the full inspection, report, and delivery. If treatment is needed and you choose Alpha Pest Solutions, the inspection fee may be credited toward the treatment cost.

How long does the inspection take?

Most inspections take 45 minutes to 1.5 hours. Larger properties, properties with crawlspaces, and properties with extensive storage or limited access may take longer. We schedule enough time to be thorough.

What happens if termites are found?

The inspector documents the findings on the report, including location, type, and extent. We provide a treatment proposal with scope and cost. Treatment can often be scheduled immediately to keep your closing on track. The seller, buyer, or both negotiate who pays for treatment based on the purchase contract.

Can I be present during the inspection?

Yes, and we encourage it. Being present allows us to show you exactly what we find (or do not find), explain any concerns, and answer questions on the spot. Your real estate agent is also welcome to attend.

How long is the inspection report valid?

The report is valid for the date of inspection. Lenders typically accept reports within 30 to 90 days of closing, depending on the loan type. Check with your lender for their specific requirements. VA loans typically require an inspection within 90 days of closing.

Are termite inspections and pest inspections the same thing?

No. A termite inspection (WDI report) specifically examines the property for wood-destroying insects: termites, carpenter ants, powderpost beetles, and similar pests. A general pest inspection covers a broader range of pests but is not an official WDI report. For real estate transactions, lenders require the specific WDI inspection and report form.

What if I just want a termite inspection for my own home (not a real estate transaction)?

Absolutely. We provide termite inspections for homeowners who want a baseline assessment of their property. This is especially smart if you have never had an inspection, if your home is more than 5 years old, or if you have noticed potential signs of termite activity. No real estate transaction required.

Do new homes need termite inspections?

Yes. New construction in Oklahoma is typically pre-treated during the building process, but pre-treatment does not guarantee permanent protection. Soil disturbance, landscaping changes, and settlement can create gaps in the treatment barrier. If you are purchasing a newly built home, a termite inspection confirms the pre-treatment was properly applied and no activity has occurred since construction.

What are mud tubes and should I be worried?

Mud tubes are pencil-width tunnels made of soil and termite saliva that subterranean termites build to travel between the soil and wood in your structure. They are typically found on foundation walls, in crawlspaces, or in garages. Active mud tubes (moist, with termites inside when broken open) indicate an active infestation requiring treatment. Inactive tubes indicate previous activity and should be investigated.

Can I sell my house if termites are found?

Yes. Finding termites does not prevent a sale. The inspection documents the condition, treatment addresses the problem, and the closing proceeds. Many properties in Oklahoma have been treated for termites at some point. What matters is that the current condition is documented and addressed before closing.
